A:Hello, The hall bath is 8'x5'-6", the closets in beds 2 & 3 are each 6'x2'-8". The "L" stands for Linen
"W" means washer, and "D" means dryer in the Utility room.

Q:Can the roof be 6/12 instead of 8/12?
A:Sure, your builder can change the roof slope very easily to 6/12. There is no need to modify the plans unless your permit office requires it.

Q:dose this plan exist with 2x4 exterior wall....?
A:Hello, We have a version with the garage on the LEFT side with CRAWLSPACE foundation type available with 2x4 exterior walls at no extra charge.
If you need it with the garage on the right, or ANY other foundation except crawlspace, then we would have to create it through modifications.
You could very easily just make that change onsite since the walls get smaller, not thicker, you just get an extra 2" of space on the interior of the house.
If you need the plans modified, the cost would be $175 extra. Allow 5 to 8 working days.
This extra fee does not apply if you need the house with garage on left, and a crawlspace foundation.

A:Hello, There is 1604 s.f. heated, 910 s.f. unheated, which is a total under roof footage of 2514, not including the brick. This is outside of stud wall to outside of stud wall. There is a pull down stairs in the garage, so you could floor the garage ceiling for storage. Have a great day and God bless!
