Q:What scale are these plans drawn to? What size are the prints? How many pages are in a set?
A:Most drawings are drawn to ¼” = 1’ – 0” scale; however, some detail drawings are drawn to much larger scale in order to show detail. The prints are standard 24” x 36” but customers who purchase PDF files or CAD files can have prints made to any size of their choosing. The basic plan has 7 sheets, 1 additional sheet for the optional crawlspace foundation, 1 additional sheet for the optional basement foundation and 1 additional sheet for the optional materials list.
Q:Is the crawlspace pier and beam?
A:The crawl space consist of a exterior curtain wall and interior pier and beams.
Q:What does the materials list include?
A:Because customers do not want the architect to pre-determine the budget or the décor of the home, the working drawings allow the customer to choose all interior finish items, appliances, electrical fixtures and plumbing fixtures. The materials list is parallel to the plans and will not include the above items. What is included is the foundation materials, framing materials, exterior finish and the drywall of the interior finish.
Q:1. can the a/c unit be put in the utility room? 2. how do you access the utility room and is it part of the house or part of the garage slab? 3. is the opening from the utility room to the patio a door or a window?
A:Thank you for your interest in design 65648. The ac blower unit can be placed in the storage area, utility area or even the attic. The utility is actually part of the garage but there is an access door from the kitchen to the utility area. There is another door leading from the utility area to the patio area. The utility area is on the same level as the house slab although it is actually a part of the garage area. The utility area can easily be walled off from the garage and made a part of the heated area.
Q:Is there any way possible that I could get some pictures of the interior of this house.
A:To date no one has submitted a suitable model of this home for photography. In order for the designer to photograph the home, it must be built according to the plan so that it is an accurate representation. It must also be professionally landscaped and furnished. The designer offers a reward to any owner who submits a suitable model and who will allow their home to be professionally photographed. The reward is a reimbursement for the purchase price of the plans – great news for those planning to build this particular model. We have attached a small artist sketch of the living room view.
Q:I like your design, but can you think of a way to make the master closet bigger without adding sq ft. Just curious on your ideas about that... Thanks
A:Thank you for your inquiry. Obviously if the size of the closet is going to increase, additional sq. footage must be obtained from some other part of the home or the home must be enlarged. If enlarging the foot print of the home is not an option, I would suggest taking in the storage area and using the added space to completely redesign the master bath to yield a much larger closet and perhaps a more luxurious bath too. This option will increase the sq. footage of the heated area, decrease the sq. footage of the non-heated area but the total sq. footage will remain the same. The cost of building should increase only minimal because the total sq. footage will not change. Most codes require a certain amount of exterior storage; however, the modified plan should still meet the requirements because of the oversized garage and the attic storage count as storage.
