QUICK Cost-To-Build estimates are not available for specialty plans and construction such as garage / apartment, townhouse, multi-family, hillside, flat roof, concrete walls, log cabin, home additions, and other designs inconsistent with the assumptions outlined in Item 1 above.
User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.
User is able to select and have costs instantly calculate different quality levels of construction including Economy, Standard, Premium. View Quality Level Assumptions.
Estimate will dynamically adjust costs based on the home plan's finished square feet, porch, garage and bathrooms.
Estimate will dynamically adjust costs based on unique zip code for project location.
All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:On your website floor plan for #81901, I'm not seeing on the lower level how to access the stairwell to the upper floors. Is there a door through the laundry?
You are correct, there is access through the laundry room. The door is not shown as the original clients chose to use the space as an ADU but thee door is in the laundry. Thank you!

Q:HI Hope you are well My husband really likes this home and wants me to like it too. I just cannot see how the lower and main floor are connected. I cannot see how you get the the stairs if you were on the lower floor. please help me see this thanks
A:The main floor stair entry is from the foyer, and the 2nd floor stair entry is from the hall. The landing sits above the storage. Hopefully this clears things up. Thank you!

Q:What type of roof is this. I live in Atlantic Beach Florida and they are very strict on the roof types and pitches especially flat low pitch roofs
A:Good morning and thank you for your question,
This is a roof framed with trusses, made of composition shingles. It can also be done with a metal roof if desired. For a tile roof, a local structural engineer would need to provide calculations. Thank you!
