Thank you for your interest in our home plan design. Typically, the furnace is noted on plans to be located in attic space whereas the water heater is typically near the laundry and garage space. There is a storage closet in the garage under the bonus stair location that would service greatly for water heater placement. Your builder can create an enclosed space off of garage for water heater or any space in the home that will allow for placement.
