Question: What is the total square footage under roof?
Answer: The total is under roof 3815 sq. ft.

Question: On plan # 86344 there appear to be " columns" from floor to ceiling surrounding the dining room . Looks like they straddle from dining room , foyer , and great room . " Columns " aren't " acceptable " to my eyes. I don't care for their appearance . I want to know that if these are some type of support /load bearing columns ; can they be encased in ( dry ) wall ?
Answer: Oh yes. They can be completed to your liking.

Question: Is their a ‘piling’ plan that goes with these plans. Also, it says the main area of the house is 2010 s.f. What about the upper loft? Is that part of the house added to the 2010 or part of it? Thanks, Paul
Answer: This would have to be engineered to include any additional plans such as piling plans. The house is 2010 sq ft.. There isn't a 2nd floor at this time.

Answer: They are currently 9' But yes they can be modified but must be engineered properly if the client wishes to modify them.

Question: Hi, I'm in south Florida and would do this home on a slab with Masonry walls rather than stick built. Is this home ok for that type of construction?
Answer: The plan design would need to be reviewed by a local engineer so that they are bought to the code requirements but this should not pose any issue.

Answer: Yes, that is a sink. Yes, the cabinets are all the way down.

Question: is the great room 20'-10" including the fire place? Can u get the plan with a slab foundation?
Answer: No, the fireplace will add 2'2" to the overall dimension. The foundation can be changed on site to accommodate the home owner.

Answer: It can be with the proper adjustments. There would need to be something put into place for the removal of the wall support. That is the tray ceiling.

Question: Hello, What are the dotted lines and posts in the dining room? Are these pillars? Is the space open w/out walls? Also, is the plan available w/ a basement? Thanks!
Answer: The black dots are columns and the dotted lines connecting them are the beams above defining the space. It automatically comes with a basement and a crawlspace foundation. They can chose to build whichever one.
