A: There are two doors, both off the living room. The front door and a door on the left side onto the porch.
A: 8 foot flat ceiling height for the flat ceilings, the vaulted ceiling is 9.5 feet. You can elevate the ceiling as high as you want. Minimum crawl space height is 2 feet but you can make it higher. The windows and doors can be replaced with sliding glass doors generally, if you can give us specifics on the glass doors we can let you know if it would work.
A: The X box is meant for a furnace when you build with a slab foundation. It can be a closet if you build with a crawlspace or basement foundation.
A: Hey, Dig and pour your footing Build a containment wall(stem wall) Pour slab. Typically the Stem wall Slab is used on sloping terrain.
A: The porch is 28 x 8 across the front and 12 X 4 down the side
A: The stairs are located on the outside rear wall of bedroom 2 and bedroom 1, outside entrance only. The X is where you can locate the HVAC on a slab foundation. If you decide to go with a basement foundation you may locate the HVAC in the basement, then you can use the X space as needed or desired.
A: Although this plan is available with a basement foundation, it is only a service basement and not suitable for habitation. Also the small size of this home prevents us from adding an interior stair down to the basement unless additional square footage is added. A truss roof is available and we can alter the roof pitch from 3:12 to 4:12. The existing walls are 2x4, but can be changed to 2x6. To change the roof pitch and exterior walls would be about $200 extra to plan cost. I'd need to know more about the intended use for the basement before I can quote on it.
A: Hey Bob, roof pitch is 3.5 to 12. The studs for the exterior wall are 2x4, 16" on center and the rafters are 2x6 for a stick built roof. Thanks, David
