Southern Style Country Home Plan with 1578 Sq Ft, 3 Bedrooms, 2.5 Bathrooms
Classic southern home plan with a front wrap around porch, open floor plan, large master bedroom and open floor plan. Upstairs two beds and a bathroom finish out the floor plan. The wrap front porch offers shade to the living room and entrance. Out back a 100 sq ft screened porch is accessed by both the dining area and the master suite. A: The ceiling slopes up to that point and flattens out at a 9’ ht. You could take it higher if you wish.
A: Some contractors have used two units. One air handler in the laundry closet w/ ducts running under home. The other in the 2nd floor under the roof line w/ ducts above.

A: All plans are designed to meet the IRC at the time drawn. 2012 in this case. They are designed for the coastal areas here in SC and should be reviewed by a structural engineer in the area before being built to verify all requirements and compliance to local codes.
A: The plans are drawn to the 2012 IRC (current in our area). Any modifications are done per job, but depending on how many changes would have to work into our current work schedule and load. Thanks for your question.
A: Walls should b approx. 8’ high. They could be pulled out further to make rooms bigger. The wall then would get shorter. I would not make it below 6’ for furniture placement.
