An overhead door opens to the 1-car garage outfitted with two convenient storage spaces (277 square feet). Inside, the living area and kitchen come together creating an open floor plan. A full bath and walk-in closet compliment the bedroom. Though only 664 square feet, the living quarters are practical and functional. Upstairs, a bonus room (472 square feet) is flexible to suite a variety of needs. Use it for seasonal storage or basement and attic overflow from the main home, or finish it as an office, bedroom, workout area or something else you desire. Designed like a cottage, the exterior showcases a relaxing covered front porch (284 square feet) topped with handsome dormer windows for stylish street appeal. Stylish and functional, this carriage house plan with loft and 1-car garage appeals to a wide audience of buyers.

A: The ceilings are 8' upstairs and downstairs. Garage door is 9' wide and 7' high. There is not currently a bath upstairs, however, one could be added in the opt. area. The water heater is located in the storage space in the garage where the circle is drawn. The AC would locate in the attic. Regarding the stackable w/d, the doors on the 3x8 storage room could be moved to the bedroom side. Place the w/d in one end of the closet and a folding bar in the other end.
