A: Sorry for the delay in answering your question on Plan 138. The ceiling heights are 8’ on the first floor and 8’ on the second floor. The Great Room front wall is just under 12’ at the front door and slopes up to the full 2 story height at the balcony. The Breakfast Room ceiling slopes to 11’ and has a circle top window above the door. A porch can be added at that point however the drawings are with a walk-out basement and it would be more of an enclosed deck.These plans are hand drawn and we would not be able to make modifications to them.
