Q:I have several questions about your plans. Could you tell me how old this plan is? Does this plan comply with the 2018 Virginia Residential Codebook? Thank you very much.
A:The plan was originally designed in 1996. We draw our plans to the North Carolina residential code, 2018 edition (2015 International residential code for one and two family dwellings.
We can update codes to meet certain areas code requirements but that is on an individual basis and additional fees are required depending on the extent of the changes.
Q:Can I buy the materials list previous to purchasing the plans? Is there any way I could get a truss or lumber quote?
A:You are welcome to buy the materials list prior to purchase. Our materials lists are stock, meaning they are based on the plan with a crawl space foundation and a stick built rafter roof. You would need to get the truss quote from the truss manufacturer. Thanks.
Q:Which is a raised foundation?
A:Crawlspace is a raised foundation.
Q:Do these plans include civil, electrical, and mechanical drawings?
A:There are no mechanical drawings, electrical to the extent of showing wall outlets, overhead lights and switches. Engineering based on code analysis but no site engineering.
