Plan Description
This model proposes an exterior gallery over two façades and an arched window which betrays a cathedral ceiling in the living room. Inside we first notice, on the main level, the presence of a foyer at the service entrance, a bathroom with a laundry closet, a good sized bedroom and an entirely open activities sector. On the upper level, the stairs rise into a mezzanine where it would be possible to convert into a bedroom following your needs, a second bathroom, and a bedroom which can easily officiate as master bedroom.

A: Unfortunately seeing as our plans call for manufactured trusses, this is not information we can provide unfortunately.
A: Hi, I'm considering the plans, but have some questions: Trusses or rafters? Trusses designed for any particular roof loading? the snow load is 75 Are details included for framing stairs/opening to the 2nd floor? You have the details for the stairs. Is porch plan included? yes, The Is it concrete or wood? wood Is the basement under the porch or just the enclosed area of the house? No basement, are the porch columns supported by a foundation or piers? Piers, is the foundation plan independent from the other drawings? It’s not, you can see the basement in the elevation. Can it be interchanged/redrawn (i.e., to the slab) without affecting the other drawings? It can’t, you need to choose the slab option if it’s the foundation that you want.
A: Hi, Most likely the furnace could he put in the basement. The water heater is already in the basement so there could be a mechanical room put there. Hope this helps! Jessica

There are no wiring diagrams included with our plans, the electrical is for location only.
A: Since we do no actual building, the only photos that we have are those which our clients have so generously shared with us.
Unfortunately, we have none on file for this plan and I will be unable to forward any to you at this time.
A: The garage could be located on the right side of the house, beside the living room. You would then be able to include an access to the house in the garage via the living room.
