Modern Design Home Plan 83544 is a great choice for urban, infill, or restrictive lots. Why? Because this new home plan is only 30 feet wide. Therefore, it will fit on a very tight piece of property. Not only will it fit, but it has chic modern style and comfortable living space. Depth of this design is 70 feet, and we have 1,483 square feet of living space. If you're looking for a small-ish home to fit your budget, this one is great because it's under 1500 square of living space. Don't forget, the garage adds another 300 square feet to that footprint. In total, there are 3 bedrooms and 2 bathrooms.
3 Bedroom Modern Design Home Plan
Modern Design Home Plan 83544 is only one story, so of course all three bedrooms are ground level. Many homeowners will choose this plan because they are tired of running up and down a staircase in their current home! All three bedrooms span the right side of the floor plan, and the master bedroom is nestled in the back. It has some nice corner windows to display a lovely view of your back property. Inside the bathroom, we find a large walk-in closet attached. Plus, there is a small linen closet across from the 2 sink vanity.
Bedrooms 2 and 3 are up front, and they are very similar in size. However, bedroom 2 has a slightly larger closet. The kids will share a full bathroom off the hallway which includes a tub/shower combination and a single sink. Don't worry about running out of towels because there is a small hall closet right outside of the bathroom. The ceiling height in the bedroom side of the house is 9'.
Living Room With Vaulted Ceiling and Fireplace
Enter Modern Design Home Plan 83544 from the covered front stoop. Pass through a short foyer with 9' ceiling. Arrive in the open living space among the kitchen and the living room. The ceiling vaults up in this large space and makes it feel even more open and lofty. We have an L-shaped kitchen which can be styled according to your taste. Will you choose cabinets off the shelf in your local building supply store? That will save time and money, but then you can also choose custom cabinets if the kitchen is where you want to allocate more of the budget. In any case, family will be able to gather comfortably at the large kitchen island, and bigger meals will be held at the dining table between the kitchen and living room.
Imagine that your living room doubles in size because it expands outside. For example, your living room measures 17'6 wide by 22'8 deep, and then the covered porch measures 18' wide by 10' deep. In addition to the front exterior, your drawing set will include drawings of the rear and sides of your house as well. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents, or other finish items that make your home unique.

Foundation Plan
The foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any stepped foundation information along with any retaining wall info (schematic only). A typical wall section for the home is also usually included on this page (if not, it is elsewhere in your plan set, as space allows). If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof Plan
Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. The gravity loads used to calculate the rafters, beams and posts are indicated , and we also show gutters, downspouts, and any roof venting required for your home.

Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending on the requirements of your building department — these are usually done locally.
