Q:Couple of questions! What is the roof snow load rating and can the plans be altered by an engineer to accommodate 70 lbs/ per sq. Ft? And can the roof itself easily be insulated to r49 ?
A:This plan specifies 2x8 rafters and is designed for a 30 PSF snow load. That size rafter would not allow for R49 insulation, but you can always add a layer of foam board or closed cell spray foam to the top of the roof, topped by sheathing or other protective layers. Our PDF files come with a copyright release, so the customer could have a local engineer strengthen the roof structure and detail the changes to allow for a R-49 insulation value. Certainly doable.
Q:Do you have an elevation of this plan with a basement? We would be building it on a slope which would probably drop 5-6' front to back. Thanks, Caroline
A:Site specific items are not available. You may want to speak with your
builder regarding how to approach the grades on your specific site with
retaining walls.
