The Charleston Carriage House is a 2 car garage with 792 sq. ft. of living quarters above. With siding exterior and decorative details, this plan is reminiscent of a country barn. It would be perfect temporary quarters during construction of your permanent home. Or it could serve as an in-law apartment, nanny quarters, college student apartment, etc. This design features an eat-in kitchen area, a spacious family room, a bathroom and a bedroom with both a clothes closet and storage closet. Two more closets, as well as an oversized pantry, provide maximum storage in minimum space. Laundry appliances could be positioned in the garage adjacent to the mechanical area. A shady covered porch is perfect for relaxing with friends. We have shown an outdoor fireplace in our rendering to help you plan your recreational space.

Foundation Plans: include drawings for a standard, daylight or partial basement, crawlspace, pier, or slab foundation. All necessary notations and dimensions are included. (Foundation options will vary for each plan. If the home you want does not have the type of foundation you desire, contact us to discuss having that plan created.)
Detailed Floor Plans: show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc., of each level of the house. In some cases, the door and window dimensions and/or stair details may be on a separate page.
Exterior Elevations: show the front, rear and sides of the house, including exterior materials, details and measurements.
Wall Sections and/or Cross Sections: show details of the house as though it were cut in slices from the roof to the foundation. The cross sections specify the home's construction, insulation, flooring and roofing details.
Roof Details: show slope, pitch and location of dormers, gables and other roof elements, including clerestory windows and skylights. These details may be shown on the elevation sheet or on a s eparate diagram. Note: If trusses are used, we suggest using a local truss manufacturer to design your trusses to comply with your local codes and regulations.
Standard Construction Details: various details related to beam support, floor construction, connections, and roofing options.
The following may also be included:
Interior Elevations: show the specific details of cabinets (kitchen, bathroom, and utility room), fireplaces, built-in units, and other special interior features, depending on the nature and complexity of the item. Note: To save money and to accommodate your own style and taste, we suggest contacting local cabinet and fireplace distributors for sizes and styles.
Schematic Electrical Layouts: show the suggested locations for switches, fixtures and outlets. These details may be shown on the floor plan or on a separate diagram.

A:I regret that we cannot simply send the foundation plan for this design. That said, the foundation is done as a conventional monolithic slab with notations stating rebar and footing depth per local code and soil type.

Q:I am wondering if this plan has ever been "flipped" to where the family area is over the porch and the bedroom over the garage. .
A:The requested modifications has never been done because of the stair location.

Q:I want a home of my own and to also make it an income producing property. Is it plausible to retro-fit the garage portion as a separate 1 brm/1 bath unit to rent? If so, how would you incorporate the 2nd HVAC system? Secondly, in your plan, is the 2nd floor dwelling's furnace electric/inside the unit without an exterior heat pump?
A:The mechanicals are not part of the plan sets. Subsequently, the client will work directly with the contractor as to system type and design.

Q:Are the storage spaces normal ceiling height on the exterior walls? Thanks.
A:The storage areas start out with a 7’-7” ceiling height and slope down to a 2’-8” knee wall. So they are limited ceiling heights.

Q:If it can be modified, where would you place W/D connections? Preferably not in the garage. That is the only thing missing that prevents this plan from being perfect.
A:Pantry could be expanded into the eating area and a stackable W/D can be added in the pantry.
