Q:Hello Can the wall that separates the kitchen/dining room from living room be changed into a pony wall? Also do your plans come with foundation, electrical, plumbing etc. pages for permitting? Are the truss calcs. included? I am going to build in Ca. are their additional title 24 energy calculations included?
A:The he plans contain the basic drawings needed to submit for permit, they do not have engineered truss diagrams because of the many different locations it can be built; this also why they would not have the title 24 calculations for California. The wall between the living room and kitchen can be a knee wall however the kitchen would have to be flipped with the refrig. On the outside wall and the sink on the interior side.
