When you build on the standard crawlspace foundation, you eliminate the need for a staircase. In fact, you may only have two steps to enter the front porch. Some will choose to build on a slab and eliminate steps altogether. However, some clients will choose to build on the basement foundation option. In that case, the main floor plan is rearranged to make room for a basement staircase that you can enter from the living space.

Q:My wife is crippled and I need to know the width of all the doors. It looks like the entry doors might be 36" But I need to know the width of all the interior doors. Thank you.
A:The entry doors to the bedrooms are 30” doors. The entry door to the hall bath is 28” and the master bath door is 24”. We can make the plan universal and give you 36” doors but we would need to change the plan and you would need to discuss changes with our designer. Let us know if we can help.
Q:Is the back deck covered? If not, what would you charge to modify it to a covered porch. Does you recommend that the air handler go in the attic? We're planning to do a monolithic slab.
A:Hello, The back deck does not come covered in the stock plan option, however we could modify the plan and make the back deck covered for $200. Our current monolithic slab option has the air handler in a closet in the heated area. If you would like to order with the modifications, please call and ask for Bonnie to place the order.

Q:Is it possible to get a copy of the plans with actual dimensions without having to buy a full set? I don’t need the full set just mostly the floor plans – I may want to modify a bit.
Also these plans only have stick built roof can they come with truss designs? What is the cost?

Q:lovely design. I would possibly switch the position of the kitchen and living room areas depending on whether the house was south or north facing (to get south sum/light into the LR). Any problems with that? (such as plumbing repositioning, etc?) Last question: the "stepped" roof looks nice but any problems constructing it, and maybe more susceptible to leaking/weathering? A:Thanks for your interest in our plan. If you switch the kitchen and living room it will cause some adjustments to be made, plumbing, location of the kitchen sink, front door location and windows may change. It is a do able project change though. The roof should not be a problem if it is done correctly with flashing at the step downs.
