Plan Description
Contemporary Meets Craftsman
From the exterior, we see a mixture of craftsman materials including stone and shingle siding. However, a modern layout, sleek metal roof and walls of windows provide an updated, rustic / contemporary look.
Positioned on this sloping lakeside lot, the owners have taken full advantage of the view from the main living area. The walkout basement exits to a covered patio where a swing has been suspended from the deck above.
Guests will approach your home through a set of French doors from the stone patio. The stone fireplace serves as the focal point upon entering, and newcomers will marvel at the high, vaulted ceilings. Thanks to abundant widowing, the great room, dining room and kitchen are flooded with natural light.
What's Included?
Exterior Elevations
Plans include detailed front, sides, and rear exterior drawings. These drawings give notes on all exterior materials and finishes (siding, brick, stone, etc).
Floor Plan(s)
Dimensioned exterior and interior wall framing along with labeled windows/doors sizes in each room of home. Wall heights are indicated for each level. Room sizes are indicated and any beams, posts and structural bearing points are called out.
Foundation Plan and Footings
The foundation page shows concrete walls, footings, pads, posts, beams, bearing walls, and any retaining wall info (schematic only). Typical wall section details are shown for various footings. On plans drawn as walk out basements, if you choose the optional Slab foundation, the slab foundation will not be reflected in the exterior elevations.
Roof Plan
Roof plan showing all hips, ridges, and valleys along with slope directions are indicated. Structural members are sized and called out if applicable.
Building Sections & Details
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Some plans will have additional cross–section and details as needed for displaying any special framing details applicable to the design.
Notes and Details Page(s)
The floorplans include an electrical legend, electrical fittings, lights, and outlets are shown. Plans meet the requirements of the ‘International Residential Code’. Compliance with further standards may need to be incorporated into your plan set, depending the requirements of your local/state building department — these typically are done locally.

Previous Q & A
Q:What does the drawing package consist of? Footings, Basement Walls, Main Floor construction materials? Are they just drawings that me with a contractor decide on the types of material to be used?
Sorry to bother you I just want to know what I would get for the cost.
Thank You
A:There are 8 sheets total for this plan. Elevations, main floor, basement level plan, foundation/footings, roof, joists/beam layout, misc detail sheets, & electrical.
All of exterior finish materials are listed on the plan but of course that can easily be changed to suit owner’s preference.
Q:Do the drawings have any structural info, concerned about how much snow the roof can support. Do they show all beam and header locations and sizes? Do they include mechanical, electrical and plumbing info?
A:Loads are shown on plan. May need to updated i-beam roof joist size to accommodate local area.
Beams & headers shown on plan. Electrical layout shown on plans. Basic plumbing info is shown on plan but main sewer line is not… that needs to be determined locally on where septic or sewer is being hooked up on particular lot.
Mechanical room shown in basement but ductwork plan is not included. Local HVAC supplier would provide this depending on what type of system is used.
Q:Is the exterior real rock?
A:It's an artificial stone.
Common Q & A
Q:Can I make modifications to this plan?
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
