Q:Am I understanding correctly that other than the great room and master bedroom which are cathedral ceilings that the rest of the rooms have 10’ ceilings? If this is the case would it be possible to modify the plan to 9 ft ceilings in these areas?
A:The foyer and study have 11' ceilings with the study having a 12' center tray section. Ceiling heights can certainly be changed, but keep in mind that window sizes will have to be smaller, exterior views will be different, and door sizes will also change. This will be a fairly extensive modification. Click the modification link to inquire about a price and timeline.

A:Certainly....the sizes requested are as follows:

Q:What is the height of the vaulted ceiling in the great room and the master bedroom?
A:The great room vault is approximately 14'-8" tall and the master bedroom vault is approximately 14' tall.
Q:How are you getting overall dimensions because from my calculations with the room sizes, they're not adding up. Are the room sizes being measured from inside wall to inside wall?
A:Yes...room dimensions are from inside to inside. It's not possible to add the room sizes and get the overall since all of the information is not shown on the plans.
Q:With the basement option, is that below ground or does it have windows? If my land allows me to build a walk out, I’d prefer that option, with egress windows in others areas.
A:The standard basement does not have windows shown. The walkout basement that is offered shows windows/doors along the rear of the home, but other windows/doors can be added wherever you wish depending on the slope of your land. That should be an easy change for your contractor to make on site.
Q:We are considering the purchase of some land and wish to build this model on it. There is a height restriction of 26 ft. from the top of the roof line (excluding chimney) to ground level on this lot. Can I find out how the height of this model? Thanks, Dave
A:Click the Plan Specifications link to see the ridge height from the finish floor. The height to the grade level will depend on the slope of your lot and the height above grade that the foundation is constructed. This will also depend on the slope of your lot.
Q:What does the materials list include? Does it include specifics on the amount of 2x4's trusses, drywall sheets, trusses?
A:The materials list will include things like: framing materials, exterior materials, interior drywall, roofing materials, doors & windows, and insulation. Finishes are not included since these are selected by the homeowner. Plumbing, mechanical, electrical, or foundation materials are not included since they vary greatly based on site conditions. Materials are estimated based on stick framed construction, so if trusses are desired, these must be designed by a truss manufacturer.

A:HVAC plan is not included on any of our pre-drawn plans. The roof is shown as stick framed, but trusses can be substituted if desired. Roof pitch is listed under plan specifications (6:12).
