Modern Farmhouse Plan 51992 has a split floorplan layout. For example, the 2 smaller bedrooms are located on left side of the house, opposite from the master suite. The bathroom has a linen closet, and there is also one in the hallway to store bath supplies and towels.

Q:Can the ceiling in the great room be a vaulted ceiling?
A:It is possible to have the ceiling vaulted. It will need to be a lower pitch than the exterior to allow for ductwork, lighting, etc. to be installed.
Q:How high from the foundation are the windows? Wondering if the plan calls for tempered glass?
A:The windows are all different sizes, so the distance from the floor varies. Tempered glass is not required unless all four of these conditions exist:
1. A single pane of glass in the window measures more than 9 sf
2. The bottom edge is less than 18" from the floor
3. The top edge is more than 36" from the floor
4. There is a walking surface within 36" of the glass
Since the windows shown are double hung and do not have any single pane larger than 9 sf, tempered glass is not required by code. You will need to verify that this condition matches the requirements of your local codes.
Q:Which way do the ceiling joist run in the garage? Front to back? Is the garage clear span with no support post in the garage?
A:There is a bonus room above the garage so there are pre-engineered floor joists spanning left to right over the garage.
Q:What is the width of the board and batten shown in the picture? Is it 8”x12” or 12”x10”?
A:The plans do not specify a spacing on the board and batten. They are simply labeled "Board and Batten Siding". The spacing will be up to you and your builder to select based on the siding product that you use.
Q:Would there be any more room up stairs to maybe build one other bedroom in the future, with this plan?
A:There would be enough room over the kitchen area to add another bedroom. The ceiling framing in that area would need to be upgraded to accommodate the floor loads. Also, the current bonus room would have to be redesigned to access the space with adequate headroom.
Q:Does this plan have the option to have a 9 foot garage door opening? If not, do any of your plans have a 9 foot high door option?
A:None of our plans feature a 9' tall garage door. This will require modifications to the garage ceiling framing in order to have enough headroom for the taller door.
Q:I'm assuming the 25-8 measurement in the garage is referring to the widest point being to the nook? If so, how wide would it be to the wall, where the car would be parked?
A:The 25-8 does not include the nook area.
