Ask the Designer any question you may have. NOTE: If you have a plan modification question, please click on the Plan Modifications tab above.
A: Hello, This plan has a dual sloped roof. The front and rear are 8/12 slope, and the sides are 12/12. This creates the horizontal ridge in front view. Any reduction in the roof slopes will affect the headroom in the bonus room. If you intend to keep the bonus room, 7/12 front and rear slope, with a 10/12 side slope may be the lowest option that would work. If you do not intend to keep the bonus room, the roof slope could be lowered more, but the dormers will need to be eliminated as that roof becomes too small for them. 6/12 slope is the lowest slope that is considered "energy efficient".
