Previous Q & A
Q:I am trying to find out if this house is built with dimensional lumber or engineered mainly Referring to first and second floor system
A:Hello, This plan calls for prefab floor joists for the first and second floor subfloor. It could easily be stick built with dimensional lumber if desired. The lumber type could be changed by the builder onsite if needed. The roof comes with dimensional lumber size and spacing, but it could also be changed to trusses which would be designed by the local truss company anyway.
Thanks.
Q:Is the floor system of this house constructed with I-Joist or Standard lumber
A:16" I joists for the crawlspace and the subfloor between first and second floor.
It could be revised for regular lumber, but that will make it much more difficult to install central ac ducts.
Thanks.
Q:What is the wind rating on this house plan? I need at least 130 MPH rating in Florida.
A:Hello, This plan is not specifically designed to meet the 130 mph wind rating. Most predrawn plans are designed for more typical conditions, which is less than 110 mph. The plan packages have to be general in nature, in order to be useable in any area.
There are no high wind strapping or bracing details included.
It is possible to add high wind strapping and wind bracing to this plan, or any other, to meet the 130 mph wind zone. Methods for doing that are illustrated in the Wood frame Construction Manual, for up to 130 mph wind. Wind speeds above that have to be designed by an engineer.
We recommend hiring a local designer to add details for the 130 mph wind since local people are the only ones likely to know everything required by your local codes. Florida has its own codes, so we are unable to assist with that item. Your local designers probably already have a standard sheet of details for this purpose.
You can go to http://www.aibd.org/for_consumers/find_a_design_professional.php
to find a design professional in your area. There's a long list of them and you can search by zip code, state, etc....
House Plan packages typically include these items- Foundation plan, floor plans, four exterior views, roof plan, ceiling framing, roof framing, wall section, full cross section through house, stair section (if it has stairs), electrical plan, interior cabinet drawings, and misc. details.
Predrawn house plans do NOT include an Architect or engineering stamp, mechanical plans (plumbing, heat and ac), Plot plans, or anything else not listed above. If your permit process requires you to have an architect or engineer stamp, consider purchasing the CAD file plan package so that they can review and revise anything that’s needed to meet your local codes easily.
The plans are designed to meet the International Residential Code in effect at the time and place of creation. This plan was initially designed to meet the IRC 2006 edition. Predrawn house plans may or may not meet your local codes.
It is unlikely that you will find any predrawn house plan specifically designed to meet the Florida codes, unless the designer lives in Florida, and just so happened to have designed the plan for that area initially.
Please read the section under Frequently Asked Questions concerning Local codes for more information.
Thanks.
