These plans agree with basic FHA/VA regulations, and meet (CABO) one and two family dwelling code. Check with your builder regarding local codes that may vary. Minor alterations can be made by your local builder without drawing new plans. The owner and contractor assume the responsibility to meet all local codes.

Square footage calculations are based on total heated space only and will NOT include garages, porches or exterior storage areas. NOTE: Thses plans will include ALL of the following:

FOUNDATION PLAN-On many of our plans we offer you options on the type of foundation you prefer. The available options for each plan are shown on the page with the plans.

FLOOR PLAN-Included with your plans will be a detailed floor plan, 1/4 inch scale, including location of lights, receptacles, switches and plumbing fixtures. Window and door sizes are noted.

ELEVATIONS-Our plans include complete front elevations drawns at 1/4" scale, other elevations drawn at 1/8" scale.

DETAILS-We furnish any necessary sections for construction of the home like Wall Sections, Stair Sections, Foundation Sections, etc.

Q: Where is the mechanical room located? Thanks!

A: It would be located in the storage area in the garage.

Q: I am looking at this plan. I would like to take out the bathroom in the garage area that will become the utility room electrical boiler added hot water storage tank and well water. Upstairs in the living quarters I would like to know how big the linen closet is and how big the closets are in the bedrooms. Would also like to make one bedroom larger one smaller is all this possible. Also this house will have forced hot water for heat

A: Linen – 2’-0” X 4’’-3” Bedroom Closets – 2’-0” X 6’-2” It would be easier to make Bedroom 2 smaller and Bedroom 1 larger The heating will be handled with your builder. We can make the requested changes for $375.00 in a 1 week +- timeframe

Q: Hi. Can you tell me where the 30 foot depth is measured? It looks like the second floor kitchen/dining area bumps out a little beyond the bedroom wall. Is the measurement for the family room front wall to the back wall of the kitchen/dining 30 feet or more? Thanks!

A: The 30’-0” is “outside to outside” of the garage. You are correct the upper level in that area extends out 2’-0” more so the total depth “out to out” is 32’-0” and inside to in inside the wall is 31’-1”

Q: What type of CAD file is this plan? What year is it?

A: We can export the files in most any Auto Cad year from R-12 to R-2019. If you have a specific year then we would need to know that. If no year is specified than we typically export the files in an R-2010-2012 year format.
