Q:What height is the wall in the basement?
A:approx. 8'-1" finished
Q:I am told by a builder that your house plans do not accurately represent the total living area as he claims you do not include closet space. Is this accurate? I am looking at your plan 62625 which shows 1625 sq ft but he says it is probably closer to 1700 to 1800 sq ft of true living space, not including garage. Please comment what is or is not included in your square footage? Thank you.
A:Giving your builder the benefit of the doubt, I have rechecked all the numbers and this plan comes out to exactly 1625 square feet. This number is based on outside to outside dimensions of the heated living space with nothing deducted for closets or anything else for that matter.
Q:Is that fireplace two way? Regular wood burning or gas log or both? Can it be moved to another wall in the living room? I thought maybe I saw that on this site but can't locate it now. Thanks Bev
A:The twp-way fireplace is noted as gas log but the size is the same as a wood burner. It could be moved up against the wall between the Living room and bedroom #3 but, I would suggest making the house 2' wider increasing the width of the Living room, Foyer, front & rear porches, that change would add 50 square feet to the plan.
Q:Hello, I am wondering what the dimensions are for the master bathroom and the shower?
A:The bath area is 9’-3” x 12’-4” not including the water closet (toilet room), the shower is 48” x 34”.

A:Basement is full 8’ ceilings.
Closets, baths and mudroom are assumed 8’ but could easily be 10’ without modifications.
Q:Hello, I have a few questions and thank you for your time. For Bed 2 is the outside wall sitting on the foundation or is it a over-hang. What is the closet width of Bed 2. What is the WxL of the front porch? And would it be possible to change the front to Craftsman style? Again thank you for your time.
A:Bedroom #2 is not a cantilever (there is foundation under it), The closet is 6’ wide x 5’ deep.
The front porch is 12’ wide x 6’ deep.
The exterior could be made craftsman style by changing the columns and siding materials.
Q:how much deeper does the garage need to be in order to put steps to the basement in, also ho big are the bedrrom closets?
A:The Garage needs 4’ of depth added to make room for stairs to run along the back wall.
MBR closet is 9x6, the others are about 5x6 plus or minus a wall thickness.
Q:Thank you for the information. I have one more question regarding this same plan 62625. From what I can tell the home looks like it has 8ft ceilings on the main floor. Is the ceiling something that can be altered in this plan (i.e vaulted ceiling in the kitchen, dining room, living room area)?

A:Plan has 8' ceilings except, 10' at Living room, Kitchen, Foyer and Bedroom #2, vaulted at Dining room and Master bedroom.
Q:Is a basement rendering of this plan available? Is the basement footage included in the total living area square footage?
A:1625 square feet is based on living area only and does not include basement, garage, patios or decks.

Q:Where does the dining area end and the kitchen area begin when considering measurements/diminsions?
A:the 10' depth of the Dining area is from the bay window to the edge of the kitchen bar.
The Kitchen 12' width is from the broom closet at the end of the half bath and the 16' depth includes the walk-n pantry.
Q:How big is the kitchen?
A:The Kitchen in this plan is about 12' wide from the little broom closet by about 16' long including the Pantry.
