Q:Where would furnace/hot water heater be located if no basement?
A:Typically the contractor relocates the mechanical equipment for slab or crawlspace foundations, usually they just put them in the garage. Some plans including this one, the stairway can made into a mechanical closet with access from the utility room (a little extra space there could go into the MBR walk-in closet).
Q:Because our property is in a subdivision that does not allow duplexes (10 acres) we were told that if there was no firewall between two units and the plans would say "single family" that we could build it on our property. This is for an elderly brother and sister. Is it possible to get plans with no firewall and have them state single family house plans?
A:Yes, the firewall can be removed and the plan re-dimensioned to reflect and be labeled as a single family home however, I would highly recommend that city/county officials are aware and approve of these changes before purchasing the plans.
The changes would add $50 to the cost of the plans and take 1-3 business days to complete the work from the time of order.

How long is the wall the separates the living room and master bedroom?
A:MBR Closet is 6’-2” x 7’-8” inside
Wall between MBR/Living is about 12’ before the angle.
