Q:What is the length of the vanity in the master bath?
A:The master bathroom vanity is 72" wide
Q:Is it possible to build this plan with vaulted or raised ceiling of the living/dining area? Thank you!
A:All of the ceilings in this plan are raised to 9' however, vaults could also be added to the Living Dining areas using simple scissor trusses, most contractors could make this revision without even changing the plans.
Q:I need 2x6 walls. do I lose interior sf or does the extra 2" go to the outside and interior sf stays the same?
A:This plan is designed in 2'-0" increments (outside to outside) for maximum efficiency so 2x6 conversions take 2" out of the room. The Master suite gets 2" wider where the exterior door is located so that the back of wall behind the Kitchen planes out flush.
Q:What is the dimension of the kitchen island?
A:The island is 44" x 24" cabinet with an approx. 12" raised overhang on two sides.
Q:What is the exact size of the entry door?
A:36" wide x 6'-8" tall, shown as a 5' wide unit with two sidelites
Q:What is the height of the front door opening including the transom? What is the height of the garage doors?
A:The front door is approx. 8'-6" tall with transom.
Garage doors are 7'-0" tall.
Q:Is it possible to build this home with a Hip roof? Also could I confirm the dimensions of the covered deck? We are thinking of expanding the wall to be flush at the back of the house. lastly the dimensions of the half bath? We are thinking of changing this to a drop zone. Thank you for your help. We absolutely love this floor plan.
A:1. Yes hip roof could be done on this plan.
2. Deck is about 21’ x 10’, covered from the rear wall out about 6’. Moving the wall back flush would eliminate the covered portion unless a separate gable is added to the deck.
3. Half bath is 5’x5’ (inside dimensions).
Q:We love this plan! Its the only one we are considering. Our question is what are the dimensions of the shower and toilet room in the master bath? Thanks so much
A:The shower is 48” x 34” and the water closet (toilet room) is 3’-0” x 5’-4”
Q:If you bump out the back wall to make it straight, how many sq. ft. would this add to the plan? trying to meet a sq. ft. restriction.
A:That revision would add 85 square feet

A:Yes in fact, floor trusses are specified on this plan with an option to use TJI’s for people that don’t want to use them.
Q:What are the dimensions of the master closet?
A:approx. 6’ x 7’+
