This is one of our best-selling Craftsman house plans with 2,847 square feet of space. The stone and wood exterior is spectacular with Craftsman style ornate gables, tapered columns and rustic wood shutters. We use AutoCAD to produce our working drawings. This allows us to be 100% accurate on our dimensions as well as coordinate all drawings with the highest level of precision. Below are examples of what comes in each working drawing set...
Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

A:Yes. Our measurement is to the outermost edges of the foundation.

A:We have a walk-out basement which is currently just wide open space and structural columns.

A:No, it is another 800 SF.

A:Yes, you could get 4 brs and 2 baths from that plan with no changes to the front elevation.
Q:We are considering this plan for an immediate build on a sloped lot. We would like the Walk out basement portion of the plan. Our question is, if we don't need to are over the garage, what can we do with all of that space?
A:It would just be attic then.
Q:Do you have any representations or elevations of a walk out basement option on the rear? I'm curious what it would look like and what would be done with the Lanai and BBQ porch if a walk out basement is implemented.
A:Have attached a sketch of a similar plan with the walk-out that has the same Lanai and BBQ. It just becomes a raised deck.

A:We use them as structural but they could be removed by using larger ceiling beams.

A:88’-8” wide x 84’-10” deep

A:Of course. Your builder can handle a change like that in the field pretty easily.
Q:I love this plan but where is the mechanical room for your hot water tank, furnace, and air exchanger if u don't build a basement? For cold weather climate (such as canada) these can't be located in an unheated garage.
A:Most cold weather foundations have to be deep enough for the frost line to make doing a basement logical.
Q:I noticed on the specs that this plan has vaulted ceilings. Which rooms have the vaulted ceilings? I love this plan, but really want vaulted ceilings in the family room and possibly on the lanai. Also is there an option to build out only a couple hundred square feet upstairs as opposed to the entire area?
A:There's is actually about 800 sf designed upstairs, but it could be expanded. Ceilings are easy to modify in the field or on paper.
Q:I'm thinking about ordering plans for this house and it would be a crawlspace design.1) can they be ordered with beam and floor jouced structure? 2) If plans cannot be ordered with beam and floor jouce, do you have a relationship with an engineering firm in WA? 3) are all cantaleaver ceilings spelled out?
A:We do have a crawlspace foundation which is pier and beam framing. The ceiling treatments are all noted on the plan.
Q:Do you have any images of the interior?
A:No, but they are similar to Plan 65862.
Q:Need to know if the roof height will allow for bathroom in the upstairs bathroom.
A:Yes, plenty of room.
Q:can you tell me if any attic space is big enough to floor a large section and walk in?
A:There is already 900 (+/-) SF of Bonus area over the garage and master bath area, but yes, there is plenty of additional attic area to create additional walk-in space.

A:We do not include mechanical as it is impossible to figure prior to knowing the orientation of the home. We do include electrical (schematic) showing light fixtures, outlet, switches and their locations, how they are connected. The only thing we do not provide is circuiting and wire sizes.
We adhere to the IRC, for compliance with Canadian codes I would have to defer to a local authority on that.

Q:We would like to know the specifics of the exterior? Is is stone, wood, etc. Also, are there any other choices on the exterior that you can send? i.e. all brick, brick & stone etc. We are very interested in this floor plan design, but are concerned about exterior maintenance. A:Exterior materials are stone and a cedar shake material that could be a hardi-board product that is very low maintenance. The trusses in the gable could also be hardi-board, but that might take some thought as to how to achieve it. I would still recommend a high quality stain in the trusses.
Q:Is the exterior material...a combination of stone and brick? Is the faciia board and materials on the dormers and decorative trom wood? Can it be of a maintenance free material?
A:The exterior is a combination of stone and cedar shakes(or a hardi-board substitute). I recommend the hardi-products line for any and all exposed wood materials - fascia, soffits, trim and siding.
