Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections

A: The roof pitch is 8;12 except the two front gables, they are 10;12 Yes, the roof extends over the rear porch to completely cover it
Q: What size is the shower in the master bath?
A: The shower is 3'-6" x 5'
Q: I am interested in several of your plans but they do not always come with a basement. How do I find out the basement space because in Canada we build houses with basements? I need to know where I find out the space so I can figure out the over all square footage, Thank you, Susan Poole-Sayers
A: There is an optional Basement, it is the same size ans square footage as the heated and cooled space above it.
Q: The ceiling is described as 12 feet. Is it slanted before it reaches 12 feet? How big is the closet in bedroom #2 Is there enough room for a whirlpool tub in the master bath instead of shower?
A: The ceiling is 12' flat, no slope. Bedroom #2 closet is 3'-8" wide and 2' deep. Yes, a whirlpool tub (60" x 42") could replace the shower.
Q: I am considering using this plan for an "aging in place" application. It looks like it has many of the needed characteristics. How about interior door widths and universal desing concepts? Is the shower entrace flush to the floor? Height of garage doors? Cabinet layout? Lighting plan? ETC? I'd put the house on a slab foundation to enable easy access. Thanks.
A: This is one of my plans that I designed for a Better Homes and Gardens article. It is designed to be fully HC Accessible. Doors are 3 feet wide, halls are 4' wide, Master Bath has a 5 foot turn radius, as designed it meets requirements for future accessibility issues. It also has a list of notes to meet these requirements.
