Q:You were saying in your last e-mail that the loft area in the Aspen model was not approved in Oregon because of an Engineering problem....what problem, exactly, and what is involved in having an Engineer approve the design of the loft ? Rick
A:Not really an engineering problem, but general requirement. The building code provides for what is called "prescriptive" lateral bracing. Lateral bracing addresses the buildings ability to resist movement in a wind event or earthquake. The prescriptive path limits the amount of openings in a wall line, increasingly more restrictive the more floor levels in the home. Making a two story home more difficult to make comply than a single story home. Specifically, for the Aspen plan, the two story prow front with windows is the area most challenging with regards to the prescriptive path. We would need to remove a significant amount of window area to bring this area into compliance, compromising the design.
The alternative to the prescriptive path is to have an engineer registered in the state of Oregon review the plan and provide bracing calculations and details. This is not an uncommon requirement and is simple and fairly cost effective. We have several engineers we work with on a regular basis for this type of project. If you would like I can obtain an estimate.
