A: This design is currently drawn with 9’-0” tall ceilings on the main floor. The second floor loft has a width of 37’-0”. We can certainly customize this design to your specifications. Currently the second floor has 8’-0” ceilings through the center that slope down to 4’-4” high walls on the side. The slope starts a couple feet away from the walls so the majority of the loft has 8’-0” tall ceilings. At the dormers (balcony and office) the ceiling height maintains 8’-0”. To provide you with a quote for creating a vaulted second floor, please contact our modifications department.

The plans specify a water proof membrane on the balcony. The membrane is sloped to a drain which is connected the other drain for the rest of the roof.
