A registered professional engineer should design the foundation for your specific lot. We believe something this important should not use generic drawings. Where we are located, most municipalities, FHA/VA, and all the builder warranty programs require the foundations to be designed by a registered structural engineer.

Q:I understand your statement regarding no foundation design included. Foundation design as such is not the issue about which I am inquiring. My concern is the following: If one gets plans for a house resting on a slab then the framing of the house (framing supposedly included with the plan) would begin at the slab. However, if one gets plans for a house to be built with a crawl space then the framing begins with the joists (covered with plywood) that span the breadth of the crawl space walls. In other words, framing plans for a crawl space construction must include the framing for the aforementioned joists/plywood if the framing plans are to be complete. Therefore, my concern is focused not on foundation design but on framing plan content. Of course it may be that the framing plans for plan 69937 do not address the above matters at all; if that is the case then I would appreciate being so advised.
A:When we provide either crawlspace or basement layouts all we provide is a general layout for the beams and potential locations for footings. We clearly state that this is a minimal layout and only one of a number of ways to layout this foundation. We have absolutely no idea what type of soil conditions the home is going on, or what the typical construction standards are in that particular market place. Some places might use more footings and cross beams with as little as 2 x 8 joists. Others might use engineered trusses which could possibly eliminate any footings or cross beams. These decisions need to be made locally, preferably by a registered professional.
So there is no confusion here, we do not provide any framing details for crawlspace or basement layouts for any plans we do because we don't have enough information to provide them.

A:Yes, there is a closet for a stack pack washer and dryer behind the back door, kind of in the left rear corner of the kitchen.
