Where we are located, most municipalities, FHA/VA, and all the builder warranty programs require the foundations to be designed by a registered structural engineer.

A: This plan is more of a cabana/guest house, so no washer/dryer. The closet in the living area could be made a little deeper and a stack pack washer/dryer could be placed there. The HVAC is attic mounted, the access is in the bath ceiling but doesn't show on the art. In that same vein, the water heater is outside mounted (left of tub) "on demand" and it also doesn't show on the art. Thanks for your interest.
