Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.

HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.

Q: I’m interested in this plan with a walkout basement 72221. What would I need to provide to get the basement drawing with correct footer depths for the exposed sides for my specific elevations and the correct concrete walls heights

A: Our basement is designed for universal conditions so the builder would be responsible for adjusting footers and wall heights Basement is designed with 9’ ceilings Let me know if you have any other questions

Q: Does this plan come with roof and floor framing drawings?

A: We provide framing notes for the floor and ceilings right on the floor plans (i-joists); no separate framing sheets.

Q: Do you have this plan around 2100 - 2200 sf?

A: You might like plans 58253 or 72220.

Q: My mother will be using a walker. Are all the doors at least 2'8" wide? Are they wheelchair accessible? What is the back length of the house from bedroom 3 to the master bedroom?

A: Not All of the doors are a minimum of 2’-6”, but we can modify the house to show them that way. main area of concern is increasing the depth of the main hallway in order to provide clearance for those bigger doors. The house is 82’-4” from the master to bedroom 3

Q: I am wondering how tall the ceilings are in the other rooms other than the great room. I see that the great room is two stories not sure what the height is of other rooms are. Thank you.
