Charleston Carriage House Plan for Two Cars
The Charleston Carriage House is a 2 car garage with 792 sq. ft. of living quarters above. With siding exterior and decorative details, this plan is reminiscent of a country barn. It would be perfect temporary quarters during construction of your permanent home. Or it could serve as an in-law apartment, nanny quarters, college student apartment, etc. This design features an eat-in kitchen area, a spacious family room, a bathroom and a bedroom with both a clothes closet and storage closet. Two more closets, as well as an oversized pantry, provide maximum storage in minimum space. Laundry appliances could be positioned in the garage adjacent to the mechanical area. A shady covered porch is perfect for relaxing with friends. A: It is crawl attic space that is really not usable except for storage. However, there is no way to access it like the pantry and storage closets in the other corners.
A: I regret that we cannot simply send the foundation plan for this design. That said, the foundation is done as a conventional monolithic slab with notations stating rebar and footing depth per local code and soil type.

A: The requested modifications has never been done because of the stair location.
A: The mechanicals are not part of the plan sets. Subsequently, the client will work directly with the contractor as to system type and design. As for converting the garage to a one bedroom apartment, please contact our modifications department for a quote: 800-482-0464 ex. 410.
A: The storage areas start out with a 7’-7” ceiling height and slope down to a 2’-8” knee wall. So they are limited ceiling heights.
