Farmhouse House Plan 75167 - 1742 Sq Ft, 3 Bedrooms, 2.5 Bathrooms and a 2 Car Garage
This 3 bedroom, 2.5 bathroom, 1742 square foot Craftsman Farmhouse Plan with bonus room offers future living space upstairs and a relaxing BBQ grilling porch in the rear. Complementing the metal roof is a mixture of stone veneer and white siding. Exposed rafter tails and a swing beckon you to step up to the 6 foot wide wrap-around porch.
For those who like a formal entry, the French doors open to a foyer with a 9' ceiling, and a study is to your left through another set of French doors. This room has a vaulted ceiling and yet another set of French doors which open to the left side of the wrap porch. After working for an hour or two, you will throw open those doors to bask in the outdoor air.
Embellished with exposed beams, the family room's vaulted ceiling adds to the spaciousness that we find in this open floor plan. It will be hard to tear yourself away from the crackling fire in the great stone fireplace, but the double set of French doors will make you feel like you're experiencing the outdoors even from your plush couch!
When it's time to choose the finishes for your kitchen, the sky is the limit. This L-shaped kitchen is finished with stainless steel appliances and shaker-style cabinets. The island is big enough to seat three, and a larger dining space is adjacent to the kitchen.
Around the corner we find a walk-in pantry measuring 6' x 3', a laundry room with folding counter and utility sink, a discreet powder room, entrance to the basement (if chosen over slab), and the exit to the 2 car side load garage.
On the opposite end of the house are the bedrooms. These bedrooms are arranged so that the two children's bedrooms share the full guest bathroom, and they are accessed from the foyer.
The master suite is accessed from the rear of the family room. Mom and Dad will appreciate their privacy. Again we find a set of French doors and a vaulted ceiling, and these features really ramp up the luxury in this bedroom. Of course the ensuite leaves nothing off your wish list. It includes a double vanity, freestanding tub, shower, private water closet, and a walk-in closet measuring 12'9" x 7'8".
After touring the interior of the Craftsman Farmhouse plan, you may think it can't get any better than this! And it does...those beautiful French doors are pointing you outside to the lanai which is a covered porch complete with grilling station. Pictured is a lovely conceptual design for your future dream home's landscape and pool.
When you are ready to expand, you have the option to add 421 square feet upstairs by finishing the bonus room over the garage. With a full bathroom and closet, this would be great rental income, or it could function as a game room.

For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

A:Unfortunately, we do not have that capability currently.
Q:I was wondering how big is the kitchen window above the sink? Thank you.
A:It is 2’-6” wide x 3’-8” tall.
Q:Do you have suggested locations for hvac and water heater? I'm building on a slab. How would I get the hvac ducts from one side to the other considering the ceilings in the kitchen and family room? Would I have to split the system?
A:There is plenty of attic space.
Q:Plan #75167; It says that the foundation is available in a walkout basement. What is the design of the basement and where is the walkout? Also, what is the ceiling height with the vaulted ceiling in the family room?
A:The walkout is just open space and columns.
The living ceiling is 14’-5” at the peak.
Q:I am very interested in purchasing these plans in the CAD format knowing some modifications will be necessary for both my requirements and perhaps the Deschutes County Building Department. Do the plans include enough detail and specifications to submit to local building departments for a building permit? Can you provide some samples of the specifications and details that are included?

A:We do not provide specifications as our plans sell nationally and there is no one standard that would fit all climates/regions.
Depending on your local building authority, there may be additional things you must provide them that are not included in these plans. Please check before you buy. Our plans were drawn to meet our local standards (Texas) at the time they were created. Our experience is that they do pass codes in most areas of the country with minimal additional info.
Q:How is the crawlspace drawn? stem wall? I'm dealing with grade changes.
A:We show a perimeter block wall with concrete footings and interior block piers supporting micro-lam beams and 2x12 floor joists.
Q:On the plan it says the dimensions of the master bath are 11.0 x 8.8. Does that include the water closet? Also is the 11.0 measured from the door to closet door?
A:11’ dimension is the width from back of vanity to exterior wall
8’-8” dimension is the depth and does not include the water closet.
Q:In the master bathroom, what size is the wall that is between the toilet room and bath tub. We want to use a drop in tub instead of a freestanding tub and we are trying to figure out if the wall is long enough.
A:2’-8” long.
Q:How many square feet will the walkout basement add to the plan? Thank you.
A:The basement mirrors the first level, so 1742 SF.

A:The floor plan artwork on the website is about we can offer without buying the plan.

Q:Does it show lumber sizes like rafters and floor joists and 8"reinforced basement walls? Does it include structural framing.
A:We do call out lumber sizes for rafters, floor joists, ceiling joists, hips, valley, ridges, studs etc. and their spacing. We indicate this via ceiling framing, floor framing and roof framing plans.
Our basement walls are shown as 10 CMU.
Q:Do you have a picture of the slab on grade plan for it so we can see how the layout changes to accommodate the mechanical room? We are very interested in this plan and are starting to build in about a month.
A:The mechanical room is attic space. There is no designated mechanical room on the first floor.
Q:This house we like the square ft doesn’t add up to the outside dimensions. I don’t want to pay for plans if this is not correct.
A:1742 SF is the “heated area”. Which is the standard used by everyone in the industry. It does not include porches or garage. That would be considered “covered area”.
Q:What is the total square footage under roof?
A:3104 SF (including all porches, bonus and garage).
Q:Would the 2x6 exterior walls be 16” or 24” centers?
A:We call for 16”centers.
