Plan Description
This cottage was built utilizing zone controlled electric baseboard at the clients request. The hot water tank is located on a concrete slab in the crawl space, accessed from the main floor bedroom closet. A shifting of bedroom closet, entry closet, pantry and wall ovens could accommodate and furnace and hwt if desirable.
Under the staircase is built-in media center that 6'-8" (inside dimension) wide. On the "corner" is shelves that went as high as the stair landing above. These shelves are included in the 6'-8" width of center.
As the design is now, between the sitting area and the dining room on the left side is a zero clearance wood burning fireplace. The area dedicated to the fireplace is eleven feet wide by six feet deep. When facing this area the fireplace is centered, on the left side there is two windows two feet wide by seven feet high. On the right side there is a wood storage cabinet that is accessed from both the interior and the exterior to eliminate the mess of transporting wood through the cottage. Above this two foot deep cabinet is a counter top and a two foot by two foot window. This whole fireplace area is raised fourteen inches above the floor and has a two foot deep by eleven foot wide hearth / seat across the front.
To the left of the kitchen pantry is a double wall ovens unit.
The loft area you are referring to was the home office / computer area with built-in shelving to a half wall height, which maintained the open concept.

Ground snow load 40 psf. (or composite roof live load 32 psf, dead load 10 psf for total roof design load 42 psf) Floor live load 40 psf. Assumed soil bearing capacity 1560 psf.
Electrical fixtures / switches / smoke alarms by location on floor plans. Plumbing fixtures by location on floor plans. Windows are called out as generic nominal sizes on floor plans, opening directions indicated on elevations.
Items not including with plans: Interior cabinet elevations. Window schedules.
Situations beyond the scope of these drawings: High wind speeds. Seismic, shear walls, holddowns, nailing patterns. Energy code compliance.
