Plan Description
The multi-purpose great room with wrap-around covered porch encourages relaxed entertaining and is perfected suited for evolving family activities. The large u-shaped kitchen with raised breakfast bar is open to the great room ensuring everyone is included in the fun. The second level vaulted studio with private covered balcony easily transforms this retreat space into a home office or voluminous third bedroom if desired.
As an alternate have a look at Garlinghouse Plan-76004. This is a smaller / similar version of 76005, but it has a finished walkout basement with two bedrooms, a bathroom and a games room, for a total number of five bedrooms.
What's Included?
These designs packages usually run between three and five 24" x 36" sheets.

Ground snow load 40 psf. (or composite roof live load 32 psf, dead load 10 psf for total roof design load 42 psf) Floor live load 40 psf. Assumed soil bearing capacity 1560 psf.
Electrical fixtures / switches / smoke alarms by location on floor plans. Plumbing fixtures by location on floor plans. Windows are called out as generic nominal sizes on floor plans, opening directions indicated on elevations.
Items not including with plans: Interior cabinet elevations. Window schedules.
Situations beyond the scope of these drawings: High wind speeds. Seismic, shear walls, holddowns, nailing patterns. Energy code compliance.

Q:Thanks for the quick response. I’m planning to buy the PDF file. The region the cabin is going to be built, is in northern Arizona, and the County requires stem wall footings, some areas may have to be pinned, because of large limestone bedrock. Will the plan have this type of footing?
A:Presently I have a foundation version pre-drawn which is one half crawl space under the front half of the cottage (kitchen, bedroom 2, bathroom and entry). That foundation is a poured concrete wall sitting on a poured concrete strip footing. The rest of the footprint: under the great room and all the decks are supported on a poured concrete piers sitting on a poured concrete footing.
I also have another foundation version which is totally supported on a poured concrete piers sitting on a poured concrete footing.
The PDF product comes with a limited copyright release which allows modifications to the originals by an professional of your choosing or as an alternate I would be happy to adjust the drawings to reflect a concrete wall around the living space perimeter. Let me know if you would like to receive a cost estimate for me to revise the drawings.

Q:What are the length of the kitchen counters?
A:Hi,
The length of the kitchen counters for design are as follows:
The fridge wall length is 7’-6”, which includes the fridge.
The sink wall length is 9’-0”.
The breakfast bar length is 10’-0”, from the sliding glass door wall.
I would be happy to modify this design if required.
