Contemporary Construction Plan 81395 has 1,743 square feet of living space, 3 bedrooms, and 2 bathrooms. Approach to a clean, modern appearance with a 1:12 pitch roofline and sand-colored walls. Warm wood features match the modern style garage door. The 35 square foot front porch is covered with an awning, and the front door is surrounded with windows. Look up to see a clerestory window which illuminates the foyer inside.

Let's take a look at the photos and get an idea of the suggested style for Contemporary Construction Plan 81395. Firstly, we enter the foyer to find a neutral color palette. Beige walls are coupled with black trim and doors to create an appealing contrast. Again we look up, and a modern style light fixture has replaced the traditional entryway chandelier. Choose the same wood flooring in every room to eliminate the need for transitions. Moody and elegant charcoal art ushers you further into this home. But first, note the practical—there is a large closet to keep your shoes and coats.
Secondly, we continue into open living space among the living room, kitchen, and dining space. The same flooring creates continuity and makes the living space feel even larger. Wonderful teardrop pendant lights are combined with puck lights in the kitchen. Choose stainless steel appliances, white stone counters, and reflective white slab cabinets to replicate the look in the photos. Thirdly, instant drama is attained with what comes out to be a wall of windows across the back of the house. The room is lit by clerestory windows, sliding glass doors, and more windows that match the size of the doors.

Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending on the requirements of your building department — these are usually done locally.

A: By code it can't be flat. The code says at least a 1/4" per foot. Our design shows 1/2" per foot so that the water doesn't pool.
