Inside you’ll find a beautiful Great Room with more timber beams in the vaulted ceiling and a fireplace for cold evenings. French Doors open to a large Outdoor Living/Grilling Porch complete with a fireplace as well. The Master Suite offers solitude and privacy with a relaxing corner whirlpool tub, a large glass shower with seats and a huge walk-in closet. On the other side of the Great Room are 2 more bedrooms, each with ample walk-in closets and a shared full bath. A: closet: 7’10 x 10’8 Shower: 5’10 x 5’2 Also what is the size of the closets in the 2nd and 3rd bedrooms? Bed2: 12’2 x 5’4 Bed3: 8’4 x 6’10 (at the longest part of the closet)
A: Main Floor: 2470 Sq.Ft. Porch : 564 Sq.Ft. Garage: 1.069 Sq.Ft. Bonus Room: 602 Sq.Ft. Total Square Feet: 4,103
A: What are the shower dimensions in master bath? 5’10” X 5’2” Can it have two shower heads and/or rainshower? SURE! Dimensions of master closet? 7’10” x 10’8” Dimensions of pantry? 5’9” x 4’4” Would it be possibly to put a 3' bay window bump or sitting are to extend master bedroom? SURE!
A: Question: 1. Is there room in the master bath to change the linen between the sinks into a kneehole space instead? YES 2. What size is the whirlpool tub as shown? I am wondering about making the shower bigger and having a normal tub instead. TUB IS 60”X60” 3. If I changed the wet bar area to a butler pantry with the cabinets on the side and a passthrough to the dining room would it fit in the existing space or would I have to lose either the foyer closet or some pantry room? A BUTLER’S PANTRY NEEDS APPROXIMATELY 7.5’ IN WIDTH. SO THERE IS NOT ENOUGH SPACE HERE WITHOUT TAKING SOME OF THE SPACE FROM THE CLOSET OR PANTRY. 4. What size is the tub in the jack n jill bath? I am wondering if it could be converted to nice sized shower instead. THIS IS STANDARD 5’ TUB. CONVERTING TO SHOWER ONLY IS POSSIBLE. 5. Is the design of the grilling porch currently covered such that it could easily be converted into a closed sunroom instead? THE GRILLING PORCH IS COVERED. IT COULD BE SCREENED OR COMPLETELY ENCLOSED IF DESIRED.
A: yes barely
A: Question: 1. I assume the great room ceiling can be modified to a coiffured ceiling. Is this correct? Yes 2. Can the Master bath be modified to fit a standard bathtub? Yes 3. What is the size of the master shower shown on the plan? Approx 4x4' 4. What are the size of the vanities as shown on the plan for the Jack and Jill bathrooms? Approx 3' 5. What is the size of the panty? Approx 5' w x 4' deep 6. We are considering making the wet bar a pass thru from the kitchen to the dining room. Is the width enough to provide a walkway? Yes
A: The plans call out for a 42”high bar, 30” high counter island approx. 6’w x 9’d
A: You will need to have plans and get an estimate from your builder or supply store that can provide a material estimate on the plan.
A: Thanks for your interest in our home design!
The Pantry is 5’ x 4’
Master closet is 7’ 6” x 10’ 4”
A: Bonus over garage is the most coat efficient bonus space.
The "wetbar" is a great place for computer closet.
A: The best I can do is guesstimate…due to workload.
The GR ceiling extends above the upper bonus room too.
You’ll have approx 28-29 feet of ceiling above to maximize vault;
or, have a lower pitch inside depending on labor costs and have the
opportunity for more insulation between ceiling roof etc.

A: Thank you for your interest in our home plan design. The optional basement layout is an unfinished layout that is equivalent to the sq ft of main level…the basement walls contour the h/c space only of the main level of the plan. If you choose to, a finished layout can be modified by the designer with the criteria needed onto the layout. Please email your feedback if you are interested in the designer creating a finished layout for you.
A: Thank you for your interest in our home plan designs. This plan can be built without the beams in the great room ceiling. There is a 10’ ft plate line where you may vault ceiling as high as attic space above will allow. With that being said, your builder will need to reinforce the structure area with laminate beams. Also, single car garage can be eliminated by builder on site which will give you the 2 car garage option that you desire. If you have any further inquiries, please email your feedback.
A: Hello,

If you have any questions, please email your feedback. And feel free to use the modification tab on the plans detail's page if you need a quote on any changes.
A: Hello, The floor plan is standard 2x4. The brick exterior is giving the walls a thicker look. The brick on the picture is simply blending with the walls. We do offer a 2x6 conversion if the customer prefers. Thank You
A: Hello,
Thank you for your interest in our home plan design. The bonus is not included in the total living sq ft because this is optional space. The total sq ft will be approx. 2942 sq ft with bonus space included.
If the bonus space needs to be reduced or you need the fourth bedroom but not that much extra sq ft, view plan 82230, sq ft2470. The bonus is optional on this plan and you can have the fourth bedroom on main level if needed.
Please review each plan, both plans bonus rooms are optional.
Have a great day
