European House Plan with Craftsman Flair
This rustic home blends brick, stone, shake siding, and timber columns for a striking exterior. The foyer leads you to the Great Room with its vaulted ceiling and fireplace. The perfect area for entertaining, your guests will enjoy the curved eat-at island bar of the kitchen. And open the French Doors of the Great Room to the Outdoor Living/Grilling Porch with a cozy fireplace of its own. The Master Suite offers an optional door to the porch and a huge walk-in closet. The bathroom features double vanities, a corner whirlpool tub, and a corner glass shower with seats to ensure relaxation. On the other side of the house, you’ll find bedrooms 2, 3, and 4, each with a walk-in closet and sharing a bathroom. We do not have a floorplan layout for the basement on this plan, as it is not the standard foundation. If basement is chosen as an option, no floorplan is given. If a floorplan is needed, there would have to be a modification request sent in. We call for HVAC to be located in the attic for this plan, but when basement is chosen, the customer can send in modification request to ask for it to be locate din basement.
A: Approximately 18’8” x 19’ are the interior dimensions of the great room. The ceilings are vaulted.

A: Good morning, thank you for your interest in our home plan. Most interior doors are 28”. To have them changed to 3’ doors would be a modification request. Also, to get 2x6 exterior walls, would be a $250 conversion fee. If you wanted to add an unfinished basement, it would also be a $250 basement fee, for a finished basement (showing framed walls) would be a modification request. A: The length of the kitchen island is 9’-8” length and with bar 5’-10” in the center roughly. That is the dimension we show you need to get with the cabinet maker to see what can be done to suit your needs
A: Hi, I have lots of questions about this plan but I'll try to keep it down to a few :) Is the fireplace in the Great Room wood or gas? Gas If the upstairs is not opted for, can the highest part of the roof above the 2 bay garage be lowered? This would be a modification Please explain the front facing window (?) of the 2 bay garage. Is there glass behind that wood? Unsure which window you are referring too Is the exterior of the house, (stucco? cement?) more economical than the other option of wood? It is Brick If no basement is wanted downstairs, could the single garage bay be used as a basement of sorts to keep storage and the mechanical stuff? No heat. A main level basement if you will. Older folk don't do so good with stairs, up or down. This can be storage and mechanical Is a metal roof okay or would it ruin the overall look? I've heard they last a lot longer. So, there is not a floor plan available. However, I am providing the basement stair location which is located off the garage.

A: hello and thanks for choosing our design! the house is designed with a nine foot ceiling throughout EXCEPT where noted. this can be done but may be tricky depending on how seasoned a builder and/or framers you use for your new home. You must ask your builder.
A: Hello Darren – the basement access is on the opposite end of the stairs; if you want the stairs inside house simply move the garage to house door down.

A: The builder accomplish the recessed lighting by placing fixtures in the ceiling between the timber beams; the opening balcony from the upper level is optional yet did not expand in order to accomplish the recessed lighting so both can be accomplished if desired due to the vault thru the great/kitchen
A: A safe room on the main level needs to be in an area that will allow 8" concrete walls as well as enough space to actual consider a safe room. Typically, if space is limited and a safe room is not to be modified to plan, a walk in closet for example could be a location for a safe room as it’s closed off as well as can accommodate the 8” concrete walls necessary to have safe room as well the space for safe keeping. On the plan below, suggested area to incorporate a safe room on main level will be the master suite closet; other locations that is possible but not recommended is bedroom 2 closet (faux window ) and possibly the laundry room; otherwise a safe room concept will need to modified to plan.

Thank you for your interest in our home plan design. There is a 10’ plate line in the great room/kitchen area; the vault can be maximized as high as the space above (attic space) will allow starting from that plate line. This can be determined on site by the builder to suit the specific height range that is desired.
Consider having the ceiling height raised, if you would like to have an even higher ceiling. If this option is something that you may consider, please email your feedback.
