I LOVE the main level floor plan, but need a space to do some work, pay bills, etc.
A:Bonus over garage is the most coat efficient bonus space.
The "wetbar" is a great place for computer closet.

A:The best I can do is guesstimate…due to workload.
The GR ceiling extends above the upper bonus room too.
You’ll have approx 28-29 feet of ceiling above to maximize vault;
or, have a lower pitch inside depending on labor costs and have the
opportunity for more insulation between ceiling roof etc.

The optional basement layout is an unfinished layout that is equivalent to the sq ft of main level…the basement walls contour the h/c space only of the main level of the plan. If you choose to, a finished layout can be modified by the designer with the criteria needed onto the layout. Q:could this home be built without beams in the great room and can it be designed with 2 garages?
A:Thank you for your interest in our home plan designs. This plan can be built without the beams in the great room ceiling. There is a 10’ ft plate line where you may vault ceiling as high as attic space above will allow. With that being said, your builder will need to reinforce the structure area with laminate beams. Also, single car garage can be eliminated by builder on site which will give you the 2 car garage option that you desire.

The floor plan is standard 2x4. The brick exterior is giving the walls a thicker look. The brick on the picture is simply blending with the walls. We do offer a 2x6 conversion if the customer prefers.

Thank you for your interest in our home plan design. The bonus is not included in the total living sq ft because this is optional space. The total sq ft will be approx. 2942 sq ft with bonus space included.
If the bonus space needs to be reduced or you need the fourth bedroom but not that much extra sq ft, view plan 82230, sq ft2470. The bonus is optional on this plan and you can have the fourth bedroom on main level if needed.
Please review each plan, both plans bonus rooms are optional.
