User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.

Estimate will dynamically adjust costs based on the home plan's finished square feet, porch, garage and bathrooms.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:Looking to build from plan 86189. I would like to see the floor plan layout with basement instead of crawl space if you have it. If this is doable then we will get the plans and present them to our builder for estimate costs. Thank You. We really like this plan. Thank You Ronald Bowles
A:The basement replicates the first floor. There isn't a preliminary of the basement layout since it is just a standard basement. A builder should be able to quote the build without it.

Q:This is the house we want to build, it's just so hard to see it exactly how we want it! Is the kitchen pictured, with the plans the actual kitchen?
A:On that one, there are some modifications. But the client made those, not our firm.

Q:Are the downstairs posts between the great room and kitchen a structural requirement or can they be removed? If structural, would it be possible to maintain structural integrity some other way?
A:They are load bearing but could be changed if needed.
