Ask the Designer any question you may have. NOTE: If you have a plan modification question, please click on the Plan Modifications tab above.
A: Yes, the plates are lower. The garages only has an 8’-0” plate while the house has a 10’-1” plate. The upper floor is only 8’-0” (and the house upper floor is 9’-1”) Thank you,
A: The back covered porch is 40’-0” wide (from the Nook to the 2 car garage). It is 8’-0” wide behind the kitchen and in front of the mud room. The main area of the covered porch is 16’-0” x 28’-0”. The front porch is 8’-0” wide.

A: I have a question about the connector roof between the house and the detached garage. What does the inside of that covered porch between the home and garage look like? The roof is flat. Is it supported by trusses or decorative trusses? They are just common trusses Is it vaulted or flat? Flat It spans a good distance and just trying to understand how it will look in there, and also, how sturdy it would be. The trusses are not spanned that far. Also, the plan shows two versions - one with curved roof and one with small gable. Curved roof? The plans show a small gable Did you see a curved room in a photo? How does that affect the structure and look from inside the porch as well? It is flat ceiling. Thank you!
A: Yes, it's a covered porch connecting the house to the detached garage. So you are outdoors but you have a roof over your head. The roof of the porch is flat, 9' ceiling. Unfortunately, we do not have any photos that depict this area.
A: Yes, it includes the detached garage. Depth remains unchanged and width is reduced to 91 feet at the attached garage. The detached garage on its own is 28 ft wide by 24 ft deep. This excludes the fireplace as it's technically part of the porch.

A: There is no 3rd floor attic with this plan. The dormers are more for a look. Right now the roof is trussed but the plan could be revised to have a 3rd floor attic by using rafters.
A: Yes you can! Please click the "Modifications" tab above to get more information.
