Q:Are the two garage doors a standard 8ft and 16ft?
A:YES
Q:Does the eight foot ceiling height stay constant throughout the second level or is there a slight vault? Is there an attic space?
A:The ceiling does have a slight vault.
There is a small attic area but it is not suitable for storage.
Q:If I were to purchase the 5 plans for $250.00, on the plans do they put bedroom or living room? Or is it just the space? We are not using these rooms as a living room or bedroom (we are making one room a playroom and one room a work out area), and the town will not approve the plans if it says bedroom or living room. So before I purchase, I wanted to know if it says that.
A:This plan has a standard unfinished upper floor & an OPTIONAL finished upper floor.
The finished upper foor plan can be crossed out or otherwise noted not to be constructed.
Q:What is the ceiling height in the living area.
A:The ceiling height is 8'-0"
Q:Is the storage area above the stairs on the second floor big enough for a stackable washer/dryer. Are the water heater, water softener, etc on the first floor
A:The storage space would not be large enough for a stacked washer/dryer, the water heater and water softner should be on the first floor.
Q:I saw mentioned below that you could put a washer and dryer in the pantry on the second floor; does this need to be put in the blueprints prior to ordering them or can a builder just add those in?
A:There is no pantry in the kitchen, you can place a stacked unit where the broom closet is. The plans should indicate this when they are submmited for permit.
Q:Where would you put the furnace?
A:The furnace and water heater would be placed behind the stairs on the lower level next to the rear door.
Q:Where would you suggest putting a washer/dryer in this structure, in the garage or in the 2nd floor apartment
A:You can put a stacked washer/dryer in the area tagged as a broom closet.
Q:Is there a framing plan that comes with this?
A:No, the plans indicate size of framing members and direction of span; also there are framing details and cross section.
Q:(1) What is the max ridge line height? (2) Can a double garage door also be put in the back of the building (opposite existing double door) and used for vehicle entry?
A:The ridge height is 19’-6” from the top of the foundation, and you can install over head doors in the rear wall for vehicles.
Q:In the garage, it it clearspan w/ trusses, I-joist or support post? Thanks!
A:The upper level floor is clear span framed with 11 7/8" TJI/360 joists at 12" o.c.
