Q:What cad program was used to develop the plans and if I purchase the cad set will it be in dwg file format? If I purchase the pdf set will already be formatted as plan sized sheets 24"x36" and scaled at 1/4" ready to print?
A:The cad program we use is AutoCAD by autodesk.
The files are in .dwg formatt.
The sheet size is 18"x24" and the primary scale is 1/4" = 1'-0"
PDF is printed to the same scale as the AutoCAD files.
Q:What is the roof pitch on this plan? Is it a flat roof?
A:0, it uses a tarpered insulation to provide drainage.
Q:What is the maximum height of this house? If you made the main floor with a 9 foot ceiling will there be enough space to add the 2 extra treads in the staircase?
A:Yes you can add two treads to the design, the two treads would have to be added to the upper floor and the railing for the landing would have to move toward the exterior wall 20 inches.

A:The house is framed with conventional dimensional wood with plywood sheathing, steel wide flange beams and pipe columns. The exterior finish is a two coat stucco system over plywood. The furnace is a down draft system located on the second floor with the water heater. The upper deck is redwood decking over 2x4 sleepers.
