What is not included will be beam sizes, floor framing plan, roof framing plan, wall framing plans, plumbing and hvac (We do not include these for a few reasons. Our plans are sold across the country, so it's not possible for us to meet local code requirements. To maintain usability, we allow for those details to be decided by local engineers and contractors so they can meet your code requirements.).

Previous Q & A
Q:As me and my wife further review the floor plan in detail i have a few questions on the sample floor plan. Can you tell me exactly were the attic will be located i can not see it on the online sample, can you also tell me if there will be access to the 2nd floor from the bonus room?
A:The attic is above the main second floor finished areas, and also above the first floor m.bed area. The attic accesses can be determined on site during framing.
There is not currently a direct connection between the bonus room and the second floor. I think that could be created, we would have to rearrange the upstairs bathrooms, wic, and furnace closet a little bit. I would suggest a hallway connecting the loft and bonus room door. Right now that goes right through where the bath area is, so that would need rearranged to make it happen.
Q:Good afternoon My name is Charles I have been looking at this floor plan for a few weeks now and I am leaning strong towards choosing and purchasing it for my new home build this year. The question I have is the plan with slab foundation that does not include the basement where is the attic space located and where will the hot water tank and furnace be stored?
A:Hello,
Thank you for your interest in the plan.
The attic space would be located in the same place when the home is built on a slab.
The furnace and hot water heater, and the rest of the mechanical equipment would move behind the 1/2 bath in the garage. It could be built into a closet there as well.
