Total Living Area: 1,618 SQ FT

Bedrooms: 3

Bathrooms: 2.5

Double porches grace the front elevation of this new narrow lot house plan design. From bedroom 3 upstairs, you can access the upper level porch through a set of glass French doors.

The arrangement of the front entry is reminiscent of a formal foyer with a tiled floor and coat closet creating separation from the open living space.

The living space flows well from a cozy gathering around the fireplace to the breakfast counter at the kitchen to the dining area which offers plenty of space for a large table.

The powder room is located discretely as you enter the hallway.

For complete privacy, the master bedroom is located in the rear of the home and includes an en-suite with everything you would expect in a new home.

Many will appreciate that the laundry room is upstairs, close to the children’s rooms. Both children will have plenty of closet space and a shared Jack and Jill bathroom.

Total Living Area: 1,698

Bedrooms: 3

Bathrooms: 2.5

New Narrow Lot House Plan 75501 is designed for a lot that will allow a home sized at 24′ x 48′. This home is Southern Colonial Style with double 8′ front porches and a large back deck for entertaining.

The entry area is separated from the living room with tile flooring and includes the staircase, a coat closet and powder room. In older designs, the entry would have been walled off as a hallway, but modern designs leave the area open and eliminate those dark spaces often found in older homes. If you opt for a basement foundation, the second closet will become your basement staircase.

The L-shaped kitchen includes a large island with an area to sit down and talk to the cook. The kitchen location allows unobstructed sight lines to watch the kids in the living room, and windows over the sink allow the parent to keep an eye on children who may be outside on the deck.

The dining room is located in the rear of the home which is designed with a large bay window to provide a view of the back garden.

All three bedrooms are located on the second floor along with a convenient laundry closet. Mom and dad will love that they have access to the front upper level porch, two walk in closets and a private en-suite with double vanity, tub and separate shower.

Occupants of the two smaller bedrooms will share a full bath.
