Q:Exactly what is meant by unfinished upstairs?
A:The optional unfinished space will be included with the plans, but the space is not included in the total heated square footage. This is referred to as unfinished.
Q:Are there some kind of construction notes, plans for the fireplace etc. Please forgive my ignorance as I have never built a house. My cousin is a licensed contractor and will be helping, but I just want to have a good idea of what I will be purchasing with these plans. Thank you very much!

Q:I don't understand the dimension of the spec drawings. what is the dimension of dining room and of living room.
A:The overall width is 21’4”. The dining room area is 8’ deep and the living room area is 12’4” deep.
Q:Could you please tell me what type of heating system is recommended for this house? I will be living at 8,500 feet in elevation. If air forced heat, where is it located in the house? Where does the hot water heater go? Can this house be exterior framed with 2 X 6 lumber? Thanks

The plans do not include any Mechanical information/plan. The plan and location need to design locally to meet your specific building code requirements. The plans are wood 2x4 framed only, but you can modify it to 2x6 as long as you purchase the reproducible plans. You can either do the modifications locally or you can use our customization department.
Q:A few questions i hope you can help with.
In the loft, i was hoping to obtain the ceiling height at peak, and at the dotted line?
What are the overall dimensions of this plan INCLUDING the sundeck AND stairs on sundeck and back patio?
With the crawlspace, can you elborate? Sorry to ask, but some definate it as a 3' pier & beam, some it has a stem wall perimeter. Just wanted to know what yours might lay out like.

The overall width is 27’2” in addition to the stairs and the depth is 36’ including the deck.
The crawlspace foundation shows a stem wall perimeter.
