A: Hello, The footages are 2200 heated (first floor), 1048 s.f. unheated (first floor), 400 s.f. (bonus room), Total under roof including bonus is 3648 s.f. . Note that the bonus room can be built slightly smaller or larger depending on your footage goals. It utilizes attic space which already exists. These footages are from outside of stud wall to outside of stud wall and do not include the masonry. Have a great day and God bless!
