Previous Q & A
Q:What IRC this plan is this plan designed for? Please advise.
A:It will meet whatever IRC edition is the adopted edition in a particular state or town. The IRC went through a bunch of changes up until about 10 years ago and now the changes are mostly minor tweaks so our plans still meet the current edition. Some jurisdictions are still using the 2015 edition, some the 2018 edition, and some are using the latest, which is the 2021 edition. It updates on a 3-year cycle so the next edition will be the 2024 edition.
However, as with anything about building codes, they are written in shades of gray, not black and white. Many times, an inspector may interpret a code edition or code section differently than we have so even though we are confident that our plans comply with all editions of the IRC, it does not mean a plan review for a permit will not bring about comments and changes required by the building department. Additionally, our plans comply with the national version of the IRC. Many states have their own customized versions of the IRC (NC, VA, NY, etc.) so the specific nuances of those codes may contain specific design or construction requirements not contained in the national IRC.
