Q:so in the front where the fireplace comes out of the roof it is at a pitch that doesn't look right from the inside, Is that attic space above the bedroom and bathroom? asking because that is where it looks like there is a bigger pitch in the roof.
A:Yes, there are flat ceilings over the bedrooms and there is a scissor vaulted ceiling only over the living and kitchen area. Thanks!
Q:I'm looking at plan 42920 and I had a few questions about what is included in the plan. What does the CAD file include, is it just the floor plan put into 3D or is it a model of the house? Additionally, is there any way to get the framing and foundation of the house in a 3D model?
A:The DWG CAD package includes 2D DWG files of the entire PDF drawing set including all plans, elevations, sections, details and page layouts. 3D models are not included. If desired a SketchUp 2018 .SKP file can be provided for the home and foundation. If the customer buys the PDF + CAD package please make a note on the order and I will generate a .SKP 2018 model for them at no extra charge.
Q:How big are the interior walls?
A:Interior walls are 2x4, but the wall behind toilets and washer / dryers are 2x6 for plumbing / dryer vents.
Q:When purchasing a plan, are there plans that include the structures inside (ie; kitchen cabinets, bathroom cabinets and toilets, closets etc)?
A:The cabinets and fixtures are shown on the floor plans ( similar to what is seen in the presentation floor plan of the plan listing ). There are no detailed cabinet layouts. -Jeremy
Q:Main house is 7/12 pitch what is porch pitch? 4/12
A:The porch roof is 3/12. Some shingles are guaranteed as low as 3/12 while others are not. So they would need to buy appropriate shingles.
Q:What code year for plans. Must be 2021 or later for my county.
A:My plans always go out updated to "Part 9" of the current BCBC ( 2024 ). However, the location of someone's property will add additional items that are required by code that can't be included with the plan without that property information ( i.e.: unprotected opening calculations, energy calculations, seismic bracing or other engineering items ).
